Allocation is one of the major challenges faced by lots of Nigerians who are trying to secure plot(s) of land from real estate companies in Lagos. Lots of real estate companies selling lands at Ibeju Lekki are operating on "Get Rich Quick" mentality. They are largely out there to grab out of the Lagos cash cow axis with little or no care about their clients.
Before you buy land, marketers would be sounding as if they care about your future, but the moment you have made 100% payment, you would be forgotten and almost ignored. Most companies don't care about developing their estates. Allocation is usually a problem too. This is because, most companies are rushing to own large part of Ibeju Lekki/Free Trade Zone areas. Their primary aim is to buy and sell lands and make profits. Furthering all necessities that would help to increase the value of land in the estate is like pulling a bull with a goat rope. You will beg for everything, starting from allocation of your purchased plots to grading the major roads and driveways inside the estate for easy transportation of building materials from one point of construction to another. Some companies will take up to 6 years to allocate a land you have fully made payment for.

It is not enough to just look at the land documents you have been given . You have to verify them with the land registry.. Also you do a diligent verification of the seller and the actual owner of the land .If the seller is not the owner does he or she have the mandate to sell . Employ the service of a professional to conduct the investigations of the land history and available documents.

Your search should be carried out at the relevant land registry. Find out if the land is under dispute or if the land is under the radar of government acquisition. There are several cases of land scam where people find themselves buying land that is in dispute. Hence it is important to do due diligence before making any commitment.

Before you make payment for any land in any location, you should ask for the for the available documents example survey, certificate of occupancy, governors consent etc

Never make payment for land without the provision of documents. Don’t take anything for granted because this is one way fraudulent individuals exploit unsuspecting land buyers. Many have fallen victim to this scam and several others have found themselves in court contesting ownership of land that they paid for without following due process.

Some real estate companies will sell cheap land to you with the promises that allocation and development will start in the next 1 year. Once they sold the land to you, the rest is between you and your creator. 6 years later, you cant even locate your property because immediately it is sold out, it is abandoned.
Some real estate companies reluctantly put a perimeter fencing round the estate after being pressured by their clients. They sold out, make gains and move on to buy more and more lands with different names. The fact that a property is named an "Estate" doesn't mean it is one. Some proclaimed real estate companies are just land sellers.
They don't improve beyond selling lands. You have to be very careful with your money. Some companies have upto 40 estates and all looking abandoned. One client bought 6plots of land at Eleranigbe in Ibeju Lekki for N540,000 each in 2016. By 2019 he couldn't resell, all the potential buyers he tried to sell the land to gave same complain, "The Estate Looks Abandoned." The client went to the company and ask them to buy the land from him for N500,000 each and the estate couldn't buy it. That was 3 years after the client bought the land at N540,000. First time in history we heard Lagos land depreciated that bad.
